Chimney repointing in King's Lynn
Repointing, recapping and flaunching, and taking a stack down where it is past saving.
A chimney is the most exposed brickwork on the house and the only part with weather on all four sides. In King’s Lynn it also gets the salt in the air off The Wash, which is why stacks here tend to go before the roof they sit in.
Repoint, recap, or take it down
Three different jobs and three very different prices, and which one you need is a judgement made from the roof and not from the garden. Sound bricks with failed joints get raked out and repointed. A cracked concrete cap and a sunken flaunching get recast. A stack that is leaning, spalled through and no longer serving a live flue is usually cheaper taken down to below the roof line and tiled over.
The flashing goes at the same time
There is no sense repointing a stack and leaving the lead that failed around it, and scaffold is most of the cost of either job. We price the tray, soakers and apron alongside the brickwork so it is one visit and one scaffold rather than two of each.
Signs it needs doing
- Damp on the chimney breast in an upstairs bedroom
- Mortar dropping into the fireplace or onto the roof
- A cap that is cracked, or a flaunching you can lift by hand
- Bricks with the faces blown off, especially on the weather side
