Flat roof replacement in King's Lynn

Single-piece EPDM rubber on a new deck, with no seams and no torch on the roof.

The flat roofs in King’s Lynn are mostly on the post-war estates: a garage, a kitchen extension or a dormer built between the fifties and the seventies, originally in felt, patched several times since. Felt fails at the seams and at the upstands, which is exactly where EPDM has neither.

Why EPDM rather than felt

The membrane comes as one sheet cut to the roof, so on anything up to about 40m² there is no join at all for water to find. It is bonded cold, so there is no torch anywhere near your roof timbers, which matters on a dormer where the deck runs into the loft.

The deck matters more than the covering

Nine times out of ten the reason the last flat roof failed is that it was laid over a deck that was already soft. We lift the old covering, look at the boards, and price a new 18mm ply deck if it needs one. A membrane over rotten ply is a two year roof whatever it is made of.

What you get

  • New 18mm ply deck where the old one has gone
  • Firestone or equivalent single-piece EPDM, cold bonded
  • Powder-coated aluminium drip and kerb trims, not felt-and-hope detailing
  • Insulation upgrade on a warm deck where the build-up allows
  • 15 year guarantee

Flat roof (EPDM) in King's Lynn: common questions

How long does an EPDM flat roof last?

The membrane is rated well past 30 years. We guarantee ours for 15, which is the honest number once the deck and the trims are in the equation too.

Can you do it in winter?

Yes. It is cold bonded, so it does not need the weather felt needs. We do need a dry day to get the deck down.

What our customers say

★★★★★
"Re-roofed our semi in Gaywood. Quoted £8,900 including the scaffold and that is exactly what we paid. Found a rotten wall plate on day two, rang me from the roof with a photo and gave me a price for it before touching it. Rare."

★★★★★
"Ridge came off in the January gale. Rang at nine, somebody was here by two and it was sheeted before the rain came back. Proper repair done the following week."
Sue P. · Google
★★★★★
"Paid for the survey because I had two roofers telling me I needed a new roof. Report came back saying the roof had another ten years in it and the actual problem was the chimney flashing. Cost me £180 to save several thousand."
Andrew C. · Google
★★★★
"Very good work on the flat roof over the kitchen and a fair price. Only reason for four rather than five is we waited about three weeks to get started, though we were told that up front."
Helen W. · Google
★★★★★
"Our place at Heacham is about as exposed as it gets. They specified stainless fixings and clipped the whole perimeter, explained why, and it has been through two winters without losing a tile."
David & Jan R. · Google
★★★★★
"Chimney repointed on a listed house on the North Brink. Used lime mortar without me having to ask, which is more than the last lot did. Conservation officer was happy."
