Chimney repointing in Swaffham
Repointing, recapping and lead trays on the tall stacks around Swaffham and PE37.
Swaffham has some of the tallest stacks in west Norfolk, on Georgian and early Victorian houses around the market place and out along the London Road. Tall stacks catch more weather, move more in the wind, and lose their pointing sooner than anything shorter.
Lime, not cement
Most of these were built in soft red brick bedded in lime mortar. Repointing them in a hard cement mix traps moisture in the brick, and the face of the brick blows off instead of the mortar giving way. That is how a chimney that needed pointing ends up needing rebuilding. We repoint in a lime mortar matched to what is there.
Access
A three-storey stack needs proper scaffold with a lift above the ridge, and that is a real part of the cost on these houses. It is in the quote as its own line so you can see what is brickwork and what is getting to it.
