Roof survey & report

Somebody gets on the roof, photographs what is actually wrong and writes down what it needs.

Problems we are asked about

Straight answers to the questions that usually come before a roof survey & report job.

Why is my roof leaking when I can't see any damage?

Most leaks with no visible damage come from a junction, not the tiles: a lead flashing that has lifted, a cracked chimney flaunching, a blocked valley or a ridge that has lost its mortar. Water then tracks along the felt or a rafter and shows up on the ceiling well away from the hole. Finding it means somebody going up and looking, not guessing from the ground.

Why is there condensation in my loft?

Loft condensation happens when warm, moist air from the house gets into a cold roof space and cannot get out again. It condenses on the underside of the underlay and drips onto the insulation, so it looks like a leak but appears in dry, cold weather. The fix is to stop the air getting up there and give the roof space a clear route to ventilate at the eaves and ridge.
