What a roof actually costs in west Norfolk

Real ranges for the jobs we are asked about most, and an honest account of what moves a price up or down.

Nobody publishes prices, which is why everyone asks. Here are the ranges our work actually falls into. They are ranges rather than prices because a roof is priced from a roof, but they should tell you whether you are in the right conversation.

Typical ranges

  • Strip and re-cover, three bed semi, including scaffold: £7,500 to £11,000
  • Larger detached with new leadwork and a stack: £13,000 to £22,000
  • EPDM flat roof over a garage or small extension: £2,400 to £4,200
  • Chimney repoint and new lead tray, with scaffold: £1,400 to £2,600
  • Chimney rebuild above the roof line: £2,800 to £5,500
  • Slipped tiles and a verge repair: £280 to £750
  • Full gutter clear on a semi: £120

What moves the number

Access. Scaffold is often a fifth of a re-roof. A terrace with no side access, a stack needing a lift above the ridge, or a road that needs a permit all push it up.

What is under the tiles. Rotten rafter feet and a failed wall plate are the two common surprises. We stop and ring you rather than carrying on, but they are real costs.

The tile. Salvaging pantiles is usually cheaper than buying a roof. Handmade clay to match a listed property is dearer than anything else on this page.

Where you are. Within a mile of the sea we clip the perimeter and use stainless fixings. It adds a few hundred pounds and saves a roof.
