Height and access set the price more than the length of gutter. If the gutter also needs resealing or a bracket replacing, that is a separate job on top.

The figures
MyJobQuote's gutter cleaning guide, updated in August 2026, gives these averages. We quote our own price for each house, but the shape of the table matches what we see: it is the ladder or the tower that costs, not the leaves.

The same guide gives a gutter repair at roughly £215, a downpipe replacement at around £150 and a full gutter replacement at around £650.
What pushes the price up
- Height. Anything over two storeys, or a two-storey house on a slope, needs a tower rather than a ladder. The HSE's roof work guidance is clear that ladder work is for short jobs and that the ladder must be secured; we follow it.
- Access. A conservatory or a flat-roofed extension under the gutter means we cannot foot a ladder where we need to.
- What is in them. A season of leaves is a clear. Ten years of moss and silt, grass growing, or a bird's nest, takes longer.
- Length. A long detached house in Swaffham with a hip roof has gutter on all four sides. A terrace in North Lynn has it on two.
When a clear becomes a repair
We clear a lot of gutters that are not actually blocked; they are sagging. A bracket has pulled out of a rotten fascia, the gutter has dropped at that point, and water sits there and overflows. Clearing it does nothing. The fix is a new bracket, or a new length of fascia, and we will say so rather than charge you for a clear that does not solve it. Leaking joints on old cast iron and on brittle PVC unions are the other common find.
Why it is worth doing before winter
An overflowing gutter soaks the wall beneath it. On a solid-wall cottage in Terrington or Walpole that damp comes straight through to the plaster. The Association of British Insurers lists regular gutter clearing among the maintenance that reduces storm damage, and an insurer looking at a damp claim will ask when the gutters were last done. We photograph them before and after so you have the record.
