In short
MyJobQuote's 2026 flat roof guide puts EPDM rubber at £110 to £160 per square metre installed, with a single garage of around 15m² at £1,650 to £2,400. What moves the price on a real job is the state of the deck underneath, whether the roof needs insulating to meet building regulations, and access. The membrane itself is a small part of the bill.

What the guides say
Two national guides give figures for 2026. MyJobQuote lists EPDM at £110 to £160 per m², felt at £80 to £120 and GRP fibreglass at £120 to £180, and gives a single garage in rubber at £1,650 to £2,400. MyJobQuote's separate new roof guide lists EPDM at £80 to £100 per m². The spread between those two figures is exactly the point: the price depends on what is under the rubber, not the rubber.
What actually drives our price
| Driver | Small job (garage, porch) | Larger job (extension, whole flat roof) |
|---|---|---|
| Deck condition | Old chipboard usually needs replacing with ply | Same, plus joists checked for rot at the outlets |
| Insulation | Rarely required on an unheated garage | Usually required, see below |
| Details | A few trims and one outlet | Upstands, rooflights, pipes, a box gutter |
| Access | Ladder | Often a scaffold or tower |
| Disposal | Old felt in the van | Skip |
The insulation question
The Planning Portal's guidance on re-roofing says that where a flat roof with integral insulation is replaced you may be required to upgrade that thermal element. In practice that means a flat roof over a heated room, such as a kitchen extension in Downham Market or a bedroom over a garage in Gaywood, is usually rebuilt as a warm deck: insulation board on top of the deck, membrane on top of that. It adds material and height at the upstands, and it is why an extension roof costs more per metre than a garage.
Why we use one sheet
Firestone, whose RubberGard EPDM we lay, make it in sheets up to 15.25m by 61m. A domestic flat roof goes on in one piece with no field seams, which is where felt roofs fail. Their published figure is a life expectancy of more than 50 years even in full sun, and the membrane can be repaired with hand tools decades after it went down. MyJobQuote gives EPDM 25 to 50 years against 10 to 25 for felt.
What is in our quote
- Strip and dispose of the old covering.
- New 18mm ply deck where the old one is soft, priced per m² so you can see it.
- Insulation where the regulations call for it.
- Single-piece EPDM, bonded, with the trims, outlets and upstands listed separately.
- Access and skip, if the job needs them, as their own lines.
Every roof we lay is guaranteed for 15 years, and that includes flat roofs. If a quote for a rubber roof does not say what happens to the deck, ask, because that is where the money and the problems are.
